Rental Requirements

BEFORE YOU BEGIN: You will need valid ID


Back Stage Realty requires all tenant prospects to provide some form of identification as a part of our Tenant Screening procedure.


Types of Acceptable Identification:


Valid US Driver's License with Photo and a Social Security Number or Tax Identification Number


OR


Passport along with a non-expired Visa


You will need Proof of Income


This can be your most recent paycheck stub with pay date, pay amount, your name, and YTD totals.


If you are self employed, you will need to provide the most current 2 years of PERSONAL Federal Income Tax Filing.


If you are independently wealthy, you will need a verifiable letter from your investment manager or the most current 3 months of bank statements with your name on the account.


You will need verifiable residential living history for the most recent 2 years.

Background Screening Profile


Applicant:


  • General Credit
  • Automatic Denial of Application:
  • A bankruptcy that is less than 7 years old (if discharged and good credit established since, the applicant would pass this test)
  • A record of a foreclosure of a previously owned home in the last 3 years (may be manually approved if all other factors are excellent)
  • Any legal items (including tax lien, repossession, or other public records) against the applicant that are less than 7 years old
  • More than $5,000 outstanding debt (past due accounts and collections
  • Ignore Medical debt
  • Other
  • No credit is treated as good credit
  • Collections
  • Excluded from analysis
  • Collections of medical bills or student loans
  • Automatic Denial of Application
  • More than 8 collection items
  • Landlord collections or utility collections in the last 7 years
  • FICO Score
  • Automatic Denial of Application
  • FICO Score is below 550
  • Conditions Required on the Lease; First and Last month's rent OR Guarantor required
  • FICO Score is between 550 and 600
  • Maximum Allowable Rent
  • Rent-to-Income ratio of 40% (maximum allowable rent amount will be calculated using income entered and the ratio specified)
  • Criminal: Potential Denial - Case by case basis
  • One or more felonies in the last 7 years - Certain violent crimes and drug distribution convictions may disqualify candidate
  • Multiple misdemeanors in the last 7 years may disqualify a candidate
  • Registered sex offender
  • Excluded from analysis
  • Misdemeanor traffic violations

  • One or more eviction records in the last 7 years


Guarantor:
