Back Stage Realty requires all tenant prospects to provide some form of identification as a part of our Tenant Screening procedure.
Types of Acceptable Identification:
Valid US Driver's License with Photo and a Social Security Number or Tax Identification Number
OR
Passport along with a non-expired Visa
You will need Proof of Income:
This can be your most recent paycheck stub with pay date, pay amount, your name, and YTD totals.
If you are self employed, you will need to provide the most current 2 years of PERSONAL Federal Income Tax Filing.
If you are independently wealthy, you will need a verifiable letter from your investment manager or the most current 3 months of bank statements with your name on the account.
Your monthly GROSS household income MUST be 2.5 times the monthly rent to qualify; UNLESS you are applying with a "Housing Authority" Voucher. You MAY count child support, spousal support (when court ordered for the next 12 months or more), and retirement income if you choose to and can provide supporting documentation.
We ONLY accept verifiable income. We do NOT accept screenshots of your paystub, bank account, or UBER Rides account. If you work "under the table" to avoid paying taxes, we cannot count that income.
You will need verifiable residential living history for the most recent 2 years:
We DO check this and cross reference it! If you "Owned" your property, we will be able to count your mortgage payment as your residential payment history as it will be reflected on your credit report.
Things that will count against you: Late payments, NSF payments, landlord collections, lease violations, breaking the lease, evictions, surrendering a property in lieu of eviction, or leaving a property with damages.
We cannot fully approve you until we have a landlord (or residential payment) reference, so PLEASE make sure to provide the CORRECT email and phone contact information for your previous landlords.
Credit Score:
For a "Full Unconditional Approval" everyone who is "Financially Responsible", and whom's income is being counted toward qualifying, must have a 600 minimum credit score.
Credit scores for "Conditional Approval" qualify between 550-599. The conditions could be a co-signer is required or a double deposit may be required.
Credit scores of 549 or less for any "Financially Responsible" party are an automatic denial.

At BSR we LOVE our four-legged friends! Many of our properties allow pets, and ALL of our properties allow Service animals and properly qualifying "Emotional Support Animals". A photo of all animals that may reside at the property clearly showing their head shape and body size is required for our records for animal identification purposes.
PETS: Each property has its own pet policy. Some restrictions may include the number of animals allowed and the type of animal (cat vs. dog) as well as the size of the animal. We require a one time $400 pet FEE to be paid upfront at the start of the lease. This is not a "deposit" and is NOT REFUNDABLE. None of our properties allow any PET that is considered an "aggressive breed" due to Florida insurance regulations and general liability. These aggressive breed restrictions include but are not limited to: pit bulls, staffordshire terriers, german shepherds, rottweilers, akitas, chows and doberman pinschers.
Service Animals: This is an animal that is trained to accomplish a specific task or tasks for a person with a disability. This would include animals such as seeing eye dogs. If we meet with you and the need is apparent, we will not ask for any additional qualifying information. If we do not meet you or if the need is NOT readily apparent, we may need to know what the animal does to assist you. This could include dogs that notify you when your blood sugar is too low, or prior to an epileptic seizure.
Emotional Support Animals: These are not specifically trained animals. They accomplish their mission by being a support for their owner emotionally or mentally. The owner of the animal must provide a letter from their doctor or other health professional that states that the owner has need for the animal. If the owner requires multiple animals, the letter must say specifically that multiple animals are needed and the number of animals necessary.
BACK STAGE REALTY RESERVES THE RIGHT TO USE A 3RD PARTY SCREENING SERVICE TO VALIDATE PET, SERVICE ANIMAL OR ESA ANIMAL DATA PROVIDED BY APPLICANT, AND FEES FOR SUCH SERVICES, IF APPLICABLE, ARE THE RESPONSIBILITY OF THE APPLICANT.
THERE IS NO REGISTRATION NECESSARY FOR EITHER A SERVICE ANIMAL OR ESA ANIMAL IN FLORIDA. THESE WEBSITES THAT OFFER SUCH REGISTRATION OR CERTIFICATION SERVICES ARE SCAMS. A PRESCRIPTION OR LETTER FROM YOUR HEALTHCARE PROVIDER IS ALL THAT IS REQUIRED.
NOTE: Under state law, service dog fraud is a second-degree misdemeanor that may incur up to $500 in fines and up to 60 days in jail. A convicted individual must perform 30 hours of community service for an organization that serves the disabled.
Application Fee: $50 per adult over the age of 18 that will be residing in the household.
Deposit: One Month's rent; UNLESS the approval is conditional, then it may be Two Month's rent.
Landlord Liability Policy: Tenant's MUST carry either "Renter's Insurance" or a Landlord Liability Policy or one will be provided for you for $15 per month or any portion of a month thereof that the Tenant does not have the properly dated and recorded policy uploaded to the correct part of their Tenant Portal.
Pest Assurance Policy: $20 per month for treatment of covered pests up to 4 times per year.
Pet Fee (If Applicable): $400.
Other Fees and costs: As outlined in the lease agreement.
